Edinburgh Technopole is set amongst 126 acres of mature parkland just eight miles south of Scotland’s capital city. It offers businesses at all stages of growth and development an environment in which to flourish. Four impressive highly specified buildings currently provide 90,000sq ft (8,361 sq m) of flexible office and product development space in a range of different suite sizes, and serviced space offers lease flexibility for growing companies. The park has outline planning consent for a further 410,000 sq ft (38,090 sq m).

BEST Network includes both well-established science and technology parks and those undergoing investment to attract high-technology activities: Edinburgh Technopole, Kent Science Park, Hexagon Tower in Manchester, Langstone Technology Park in Havant, Stoneleigh Park in Warwickshire and Wilton Centre in Teesside.

Edinburgh Technopole is a partnership between the University of Edinburgh, one of the UK’s top research universities, and LaSalle Investment Management.


Edinburgh Technopole offers office and laboratory space for companies of varying sizes, ranging from spin-outs to multi-nationals and also aims to maintain a key link to the university’s research and consultancy expertise, and support access to the wider business community of the region.

The Parkland campus provides a stimulating environment in which companies can develop and grow. It is situated within Edinburgh Science Triangle, a unique alliance of seven science and technology parks in the area.


Being a low density development, Edinburgh Technopole is characterised by a parkland feel that creates a unique working environment. At the centre of the park lies Bush House, a former stately home which is now fully-restored, providing serviced office accommodation and extensive conference facilities.

The Fleming Building - Edinburgh Technopole

The Fleming Building provides a striking and flexible approach to the provision of contemporary, high-quality office and laboratory accommodation.

Located close to the entrance to Edinburgh Technopole, the building occupies a self-contained site in a mature woodland campus setting, with 95 on-site car parking spaces.

The design provides a high level of natural daylight to produce bright open plan offices with a flexible internal layout. Space is available from 2,000 to 21,507 sq ft (186 to 1,998 m2). Suites can potentially be subdivided to meet all requirements.

Charles Darwin House - Edinburgh Technopole

A high quality building of 32,280 sq ft (2,999 m2). It comprises an open plan office developed over three storeys set in a self-contained site with private car parking. The design provides a high level of natural daylight to produce bright open plan offices with a flexible internal layout.

The Technopole Centre -- Edinburgh Technopole

The Technopole Centre occupies a prominent position at the entrance to Edinburgh Technopole and is an attractive three storey office building of 9,254 sq ft (860 m2).

Tailored for smaller occupiers, the Technopole Centre provides open plan accommodation available in a number of different sized suites, from 200 sq ft (20.5 m2).

Bush House - Edinburgh Technopole

Bush House caters for companies of various sizes, including those wishing to establish a base ahead of more substantial development at Edinburgh Technopole. Suites within the building are available on all-inclusive rental packages, and space can be occupied for periods as short as three months, followed by flexible occupancy options.

In total, Bush House provides 5,599 sq ft (520 m2) of flexible office space, with rooms ranging from 150 to over 600 sq ft (14 to 47 m2).
