Just 8 miles south of Edinburgh city centre, the 126-acre science and business park comprises of six buildings with a number of labs to rent, including within the striking, Grade A listed Bush House and the Cottages.

Edinburgh Technopole is part of the Midlothian Science Zone, a world-leading centre of research excellence in animal health and life sciences. With access to an unrivalled pool of talented University students and a strong established scientific community that is growing significantly, Edinburgh Technopole has the complete support network in place for any business.

Venture Building


Not just for start-ups and spin-offs, Pioneer Group coaches entrepreneurialism at every stage from idea to exit. We help businesses get off the ground and continue to grow, entrepreneurially via the Pioneer Group Accelerator Programme.

After working with Alex Osterwalder, the originator of the Lean Methodology, Pioneer took the principals of Lean Start-up and applied a framework of commercial science to create evidence-based entrepreneurship specific to those wanting to turn their science into business.

Pioneer runs Accelerators throughout the year across our locations and in partnership with other organisations, including AHSN, AbbVie and Astellas.

 Despite this, we focus on the quality, rather than quantity of applicants, awarding a limited number of places only to entrepreneurs and ideas we think can ‘make it’. Those entrepreneurs who successfully secure a place work closely with our coaches in an intensive eight-week programme specifically designed to help scientific entrepreneurs launch and grow sustainable businesses from their science.

 

 Investment

The idea is just the start. Turning that idea into something that will impact people’s lives can be a long and challenging process. Pioneer are here from the beginning and have been for nearly 20 years, bringing our hands-on, tailored approach to getting your business off to the best possible start.

We operate several funds that invest in young businesses and specialise in pre-seed and seed funding. We like to get involved early. Pioneer Group provides vital life sciences investment and funding primarily to companies that we have worked with through our Accelerator Programme or with companies based at our sites across the UK. That way, we get to know the people, technology and business well before investing.

 

Expert Network

 Part of Pioneer Group, the Expert Network are altruistic individuals our entrepreneurs can call upon for help. They are leaders of industry, working at the highest levels in the areas of commercial science (regulatory, safety and toxicology, finance, legal, acquisition etc.) that life science entrepreneurs will tackle at some point.

 The Expert Network give their time, share their knowledge and offer guidance at the crucial moments, when getting it right, really matters.

 Laboratory, office and coworking spaces

For startups, we try to make life as straightforward as possible. Scale up your space without the risk of lengthy leases. Take on new labs with just one month’s notice with the option to scale back with only three months’ notice. The flexible and modular lab space is perfect for life science startups and scaleups.

Ventures that call Edinburgh Technopole home, have specialist requirements, and so we work together to create tailor-made spaces. From minor alterations to custom fitouts, we have seen it all. So, if the space is right, but the contents aren’t, we work together to get it spot-on.

 Unparalleled access to expertise

Edinburgh arguably has the largest concentration of animal science-related expertise anywhere in Europe. Our partnership with the Midlothian Science Zone provides a supportive community and offers access to knowledge and expertise, resources and facilities, new technologies, accommodation and services, business support and networks across the region. Our tenants also have access to a critical concentration of world-leading analytical research, innovation and funding opportunities.

Woodland trail

A 2.5km walk through historic woodland and paths made from the old carriageway, which circles the campus and offers panoramic views of the Pentland hills. It’s also a great running track for anyone who fancies blasting out a quick 5km in two laps!

PROPERTIES

The Fleming Building - Edinburgh Technopole

The Fleming Building provides a striking and flexible approach to the provision of contemporary, high-quality office and laboratory accommodation.

Located close to the entrance to Edinburgh Technopole, the building occupies a self-contained site in a mature woodland campus setting, with 95 on-site car parking spaces.

The design provides a high level of natural daylight to produce bright open plan offices with a flexible internal layout. Space is available from 2,000 to 21,507 sq ft (186 to 1,998 m2). Suites can potentially be subdivided to meet all requirements.

Charles Darwin House - Edinburgh Technopole

A high quality building of 32,280 sq ft (2,999 m2). It comprises an open plan office developed over three storeys set in a self-contained site with private car parking. The design provides a high level of natural daylight to produce bright open plan offices with a flexible internal layout.

The Technopole Centre -- Edinburgh Technopole

The Technopole Centre occupies a prominent position at the entrance to Edinburgh Technopole and is an attractive three storey office building of 9,254 sq ft (860 m2).

Tailored for smaller occupiers, the Technopole Centre provides open plan accommodation available in a number of different sized suites, from 200 sq ft (20.5 m2).

Bush House - Edinburgh Technopole

Bush House caters for companies of various sizes, including those wishing to establish a base ahead of more substantial development at Edinburgh Technopole. Suites within the building are available on all-inclusive rental packages, and space can be occupied for periods as short as three months, followed by flexible occupancy options.

In total, Bush House provides 5,599 sq ft (520 m2) of flexible office space, with rooms ranging from 150 to over 600 sq ft (14 to 47 m2).

The Crown Estate announces significant new partnership to provide vital workspace to support UK’s science, technology and innovation ambitions

The site of the former Debenhams in Oxford will soon be transformed into a c.100,000 sq ft life sciences, technology and innovation space in the heart of the city, as The Crown Estate partners with Oxford Science Enterprises and Pioneer Group to provide vital lab space in the region. The project represents an initial investment of c.£125 million by The Crown Estate, marking the start of a partnership that has a long-term ambition to invest up to £1.5 billion to support the UK’s science, technology and innovation sectors.
