ABOUT

Silverstone Park is the business estate adjacent to the iconic British Formula 1 Grand Prix circuit at Silverstone. At the heart of the estate are companies specialising in high performance technology and motor sport (HPT&M), innovation, engineering and business development. The estate’s central location also makes it highly desirable among the HPT&M cluster: the M1 and M40 motorways and train stations on the East, West and Midland main lines are all in close proximity; similarly international airports London Heathrow, Luton and Stansted as well as Birmingham and East Midlands are little more than an hour’s drive away while several local airfields and a helipad add to the ease of accessibility. Buckingham, Milton Keynes, Northampton and Oxford all form part of its immediate catchment area.

Silverstone Park is a hive of activity for companies in the high performance precision engineering, innovation, design, manufacturing, research and technology industries. The vast majority of the 60 companies for whom the estate is currently home play an integral part in the success of many leading names in the automotive, aerospace, consumer, marine, medical equipment and motor sport and motorcycle racing sectors. Adding diversity are companies specialising in IT, recruitment, sports management, marketing and PR.

History & Objectives

Having hosted the British Formula Grand Prix since 1948, Silverstone is an iconic brand with an illustrious history. In addition its world famous circuit, regarded as the home of British motor sport, hosts many other major international and national racing events including the World Endurance Championship, British Superbikes, British Touring Cars and the world’s biggest classic motor sport event, the Silverstone Classic.

In September 2013, Silverstone Park – on land right next to the circuit – was acquired by MEPC which has committed to a 999-year leasehold of the estate. This focuses on 130 acres of land including 2.7 million square feet of planning consent.

For any company the buzz associated with being based right next to one of the world’s most famous motor sporting venues is clear.

Currently on site there are 60 occupiers employing more than 500 people in over 200,000sq ft of let accommodation. They include a full range of facilities from small flexible office space in the Silverstone Park Innovation Centre to workshops, storage units and hybrid buildings.

Ultimately, by working with the UK’s high performance technology cluster located in and around Silverstone Park, MEPC’s vision is to create a leading global destination for HPT&M, innovation, engineering and business development. By 2030 it envisages the number of businesses on site will have increased to more than 250 with over 8000 jobs being created.

Progress to date

The current Master Plan has been reviewed to enhance the arrival experience and maximise flexibility across the development sites. Given Silverstone’s legendary status and MEPC’s experience and expertise in property development, the brand proposition for Silverstone Park is being developed to reflect the iconic and global nature of the brand. Progress to date includes:

  • £13m committed to new utilities (gas, water, electricity)
  • £4.4m investment from SEMLEP towards estate’s energy infrastructure
  • Installation of superfast broadband for companies on site
  • Revitalisation of estate and roads with significant landscaping
  • Re-branding of Silverstone Park
  • Acquisition of 82,500sq ft Buckingham Road units – providing immediate accommodation
  • Confident speculative build of new 15,000sq ft unit – providing immediate accommodation
  • UK Government funding for metrology facility for HPT&M companies on site and within surrounding cluster
  • Business competition providing four winning SMEs/entrepreneurs with a high-profile base and key business mentoring

 

Community Development

At Silverstone Park, MEPC pro-actively engages with occupiers to offer them valuable PR and B2B networking opportunities.

MEPC has a professional team based on the estate. This includes a Commercial Director, Estate Manager, Facilities Manager and administration and reception staff, adding to the sense of security, approachability and peace of mind for occupiers.

A social committee with full occupier input has been created to further encourage a healthy community spirit as well support a work-life balance for employees. On-going investment in signage and the re-profiling and maintenance of the estate’s grounds has also led to a much enhanced working environment and increased motivation for staff.

Future Developments

The Master Plan includes 2.7m sq ft of planning consent with opportunities for bespoke developments for specific companies on a pre-let basis as well as the development of new speculatively-built buildings.

Facilities & Services

A major refurbishment by MEPC of Silverstone Park’s Innovation Centre has included superfast broadband, professional meeting rooms for hire and hot desk facilities.

Offices starting at 200 square feet in size are available at the Innovation Centre – each carrying the kudos of having the Silverstone Grand Prix circuit as a backdrop. MEPC also offers ‘virtual tenancy’ agreements through the Innovation Centre which includes full telephone reception service and access to its new meeting rooms.

The Buckingham Road properties (nee Jordan Technology Park – previously owned by former F1 team owner Eddie Jordan) are ideal for HPT&M companies with 15 brand new workshops and industrial units available to let, ranging from 5000 sq ft to 28,000 sq ft in size.

Research & Technology Links

From Formula 1 right down to grass roots motor sport, the Silverstone Circuit is a hotbed of R&D activity for thousands of teams, manufacturers and supply chain companies during the year.

Additionally MEPC works closely with education establishments based on site including the National College for Motorsport and the University Technology College (UTC) Silverstone to support the skills agenda.

Silverstone Park Innovation Centre is the perfect location for your meeting for both occupiers and visitors alike. Arena, Capital, National and International meeting rooms are priced at just £12.50 per hour or £75 for the day and range in size from a six to twenty person (boardroom style). Both National and International suites provide AV facilities and refreshment facilities are available in all meeting rooms. The rooms provide a smart business environment to impress clients and motivate staff.
