Shaping the Future of Innovation: Red Tree Labs and Clyde Gateway Innovation

Red Tree Labs is a flagship development within Clyde Gateway Innovation – a bold, market-driven initiative creating a thriving ecosystem for innovation-led businesses and organisations in the heart of the Glasgow City Region. Led by regeneration specialist Clyde Gateway Developments Limited, the programme is designed to attract, support and scale high-growth science, technology and advanced manufacturing companies.

 The Glasgow City Region is internationally recognised as a centre of excellence for innovation, research and advanced manufacturing. Red Tree Labs will build on this strength by delivering high-quality, specialist infrastructure that enables collaboration, accelerates research and development, and supports business growth at every stage.

The project is jointly funded by Scottish Enterprise, Clyde Gateway, and South Lanarkshire Council through the Glasgow City Region Growth Deal (GCRGD) Enabling and Delivering Commercial Place Programme, underlining its strategic importance to regional economic growth.

Red Tree Labs will provide a highly specified, purpose-built facility offering a flexible blend of laboratory, office and incubator-style space tailored to the needs of science and technology occupiers across multiple sectors. The 50,915 sq. ft four-storey building is due to commence in 2026 and be ready for occupation from late 2027.

  • Ground floor space fully fitted and ready for occupation by SMEs and early-stage companies
  • Upper floors delivered to shell and core specification, providing flexibility for larger or scaling occupiers seeking bespoke fit-outs

 Alongside Red Tree Labs, Clyde Gateway Innovation already offers immediately available high-value manufacturing (HVM) and office accommodation, supported by a strong pipeline of innovation-led developments designed to meet the needs of growing and inward-investing businesses:

  • Red Tree Labs, Shawfield – 51,915 sq. ft specialist laboratory / offices / collab. space
  • XWorks, Dalmarnock – 29,432 sq ft and 6,525 sq ft HVM / R&D / light industrial unit
  • Technology Terrace, Shawfield – 25,563 sq ft HVM / R&D / light industrial units
  • High Value Manufacturing, Shawfield – 124,515 sq ft HVM / light industrial units
