Sciontec Developments Limited (Sciontec)’s flexible workspace portfolio is in high demand, following an influx of new customers and pre-let negotiations for HEMISPHERE.
Following a 38% increase in deals year on year, demand for Sciontec’s Liverpool city centre-based laboratory and office spaces is at an all time high, with a number of new lettings and customer expansions underpinning the figures.
Healthcare information technology company, MEDITECH UK, has become the latest addition to Sciontec’s Liverpool Science Park (LSP) site, having taken over 1,600 sq ft of workspace to further develop its Electronic Patient Record (EPR) software and clinical solutions.
Supporting NHS Trusts and private healthcare facilities across the UK, including Alder Hey Children’s NHS Foundation Trust, MEDITECH UK integrates AI-infused solutions, personalised workflows, next-level interoperability, and predictive analytics, in order to drive better outcomes for patients and clinicians.
Charlotte Scott, Managing Director at MEDITECH UK, said: “Our new workspace within Liverpool Science Park will help us to realise our longer term growth plans more quickly, thanks to the onsite facilities and surrounding innovation ecosystem, and we look forward to leveraging the talent, technology and business support available here.”
Other recent additions to Sciontec’s customer base include sensor technology specialists Robotiz3d, who now occupy a 1,220 sq ft mechanical laboratory within CENTRAL TECH, and HealthTech SME, Genetix, who have taken four private offices within the same innovation centre.
They follow Coretech Sciences, a University of Leeds spin-out specialising in AI-driven, self-optimising physical platforms for chemical and pharmaceutical process development, who took over 1,100 sq ft of lab and write-up space within LSP earlier this year.
With Sciontec’s current portfolio of laboratories operating at near capacity, the Liverpool-based property developer is forging ahead with its plans for HEMISPHERE, a 150,000 sq ft new-build development at Paddington Village, Liverpool City Council’s flagship development site.
The redbrick, 8-storey, lab and office building will commence on site in May 2027, providing much needed expansion space for existing Liverpool City Region based businesses, as well as being a key asset for attracting inward investment, especially within the health and life sciences sector.
Leanne Katsande, Head of Commercial at Sciontec, said: “Despite wide-spread economic challenges, we have experienced increasing interest in our city centre workspaces – laboratories in particular – from forward thinking organisations who want to land or expand within Liverpool.
“Our HEMISPHERE development will not only make Liverpool City Region a more attractive destination for global businesses to locate within, but also increase the supply of high quality, city centre labs for local, scaling businesses to move into.”
With industry giants like Unilever, AstraZeneca, CSL Seqirus and TriRx already firmly embedded within the Liverpool City Region, coupled with the benefits of being located within the Liverpool City Region Life Sciences Innovation Zone, Sciontec hopes that HEMISPHERE will attract similar global health and life sciences occupiers, acting as an anchor for university spin-outs and start-ups to cohabit with.
Barbara Spicer CBE, Chair of Sciontec, added: “Sciontec has a strong track record of operating some of the world’s most innovative science and technology workspaces, and is proud to already be home to over 100 innovation-led companies within its portfolio.
“Our HEMISPHERE development is attracting interest from external high-growth science, technology and health sector businesses. We look forward to welcoming them into our innovation ecosystem which has both the ambition and capacity for long-term growth.”
While multiple HEMISPHERE pre-let discussions are progressing at pace, Sciontec is also able to announce a new-to-market workspace opportunity within its Liverpool Science Park site, which would provide a significant soft landing space for prospective occupiers, ahead of HEMISPHERE’s completion.
Available to lease from March 2027, the unique 8,000 sq ft groundfloor suite comprises a move-in ready advanced manufacturing lab, large open plan office, and adjoining events space, which offers a premium footprint within a thriving innovation centre.
