Roslin Innovation Centre is at the heart of the University of Edinburgh’s Easter Bush Campus and a unique business gateway to innovation; designed to nurture entrepreneurship, growth and collaboration within the dynamic environment of the Campus.
‘Open for business’ since August 2017, Roslin Innovation Centre provides laboratory and office space for companies undertaking strategic, commercial and collaborative research in animal and veterinary science, agri-tech and health industries.
Occupancy is currently at the optimal target of 85%, with over 30 tenant companies at various stages of development ranging from established local and international organisations, start-ups and spin-outs, to community interest companies.

Facilities and Services
Roslin Innovation Centre offers flexible occupancy terms in open-plan or bespoke office and laboratory space, with accommodation for over 285 laboratory workstations and office space for up to 380 scientists.
Each of the laboratory spaces have been carefully designed so that they can be subdivided into any configuration, whilst still maintaining shared access to the support areas and changing facilities. Like the laboratory space, the office areas can also be subdivided into any configuration, whilst maintaining access to break out areas and meeting rooms.
Research Hotel
An interim solution for established companies and start-ups is a ‘Research Hotel’, providing ready to use state-of-the art office and lab space with access to standard lab equipment on a short-term let basis.
Work space (rent-a-desk and/or rent-a-lab) is available per day/week/month/quarter or on a six month basis for up to a 12 month period. Shared space is subject to availability for an individual or company with up to a maximum of 24 ‘guests’.
Campus Hub
Roslin Innovation Centre tenants have access to shared Campus facilities such as a cafeteria, gym, student services, Easter Bush Science Outreach Centre , car parking and extensive, landscaped grounds.
Campus services are provided to all tenants and include:
- Staffed reception
- Central Support Unit (CSU) – providing a range of laboratory services including autoclave, glass-washing, slide and reagent preparation and a lab consumable service
- Meeting rooms
- Business Support
Roslin Innovation Centre has the added advantage of being close to University research, science and clinical livestock expertise encouraging the natural development of business collaborators and offers facilitated access to the University of Edinburgh’s College of Medicine and Veterinary Medicine, and other parts of the University, with core research facilities, shared equipment and expertise including:
- Bio Imaging/Cell Sorting and Flow Cytometry Facility
- Biological Research Facility
- Centre for Comparative Pathology
- LARIF Critical Care Unit
- Aquaculture Genetics Research Facility
- There is also access to international and national knowledge centres on Campus including:

Location
Roslin Innovation Centre is located in Midlothian Science Zone, a supportive cluster of science parks, research institutes and businesses set against the stunning backdrop of the Pentland hills and surrounding landscape of Midlothian. This is a unique, semi-rural location on the south side of the City of Edinburgh, just off the Edinburgh City Bypass and with excellent local, national and international transport links.
