The Oxford Science Park has announced plans to refurbish and fit out Northbrook House, creating flexible, high-quality laboratory and write-up accommodation for life science and technology companies.
The 23,088 sq ft building, acquired by the Park last year, will offer suites from approximately 3,600 sq ft to the full building, providing options for both growing companies and a single occupier seeking a self-contained headquarters.
The ground floor will provide 8,500 sq ft of fully fitted CL2 laboratory and write-up space, while the two upper floors, totalling 14,500 sq ft, will be made lab-ready, shell and core, to support future occupier layouts and MEP requirements.
Yong Shen, Director of The Oxford Science Park, said: “We work closely with our occupiers and understand what they need from their space. That insight informs how we develop and adapt buildings like Northbrook House, taking a flexible approach to deliver working environments that support a wide range of operational and growth requirements.”
The refurbishment, delivered by lab fit-out specialist Bulb, is due to complete by the end of the year and forms part of a wider investment programme across the Park. This includes plans to enhance innovation space within the Magdalen Centre, strengthening provision for smaller companies, alongside proposals for two new high-specification laboratory and office buildings totalling up to 200,000 sq ft. The Leggett Building and Plot 27 are available as flexible, build-to-suit opportunities.
Northbrook House occupies an attractive setting overlooking Littlemore Brook and benefits from immediate access to the Park’s extensive amenities, including a café, conference facilities, fitness classes and a vibrant programme of events.
The building offers generous parking provision and bike storage, is within a minute’s walk of frequent bus services, and situated close to the new Oxford Littlemore station which is set to open on The Oxford Science Park by 2029. The new rail link will provide fast, direct services to London and connections to Oxford city centre in approximately seven minutes.
