The key elements of the job are:
To ensure that the Science Park’s Innovation Centres are and remain effective working environments for their occupiers. This will involve: - ensuring that the building and its equipment are properly maintained/cleaned
- ensuring that the requirements for additions of capital equipment for new facilities or services are drawn to the attention of the Building Manager or Director
- supervising receptionist staff on a day to day basis and supervising any other contractors or agents of the Science Park in the performance of their duties within the Innovation Centre
- budget responsibility for the Service Charge, Landlord costs, Business Services and occupancy
- liaising and working with other staff of the University of Warwick Science Park who have specialist skills to contribute in fulfilling the above remit, in particular:
- the Building and Facilities Manager on matters relating to the performance of the building’s plant and equipment, facilities and its structure
- the Finance Controller on matters relating to invoicing, budgeting and credit control
- the 'Ignite' Project Executive on matters relating to assistance to potential start-ups, client mentoring and business recovery.
The post-holder will also be expected to assist tenants in making contact with appropriate individuals in the University for the purposes of furthering their business and /or the technologies on which their business is based.
- Managing and marketing to tenants a range of business services, and being alert to changing tenant needs and raising this with management as opportunities to provide new or improved services
- Advising the Director or Deputy Director of significant problems and shortcomings in the building or services, as they arise, where you do not have the authority to affect a solution.
To market and sell the building space and services in accordance with the normal policies and practices of the Science Park. In particular to: - plan, implement and manage the marketing plan for the building each year
- meet prospective tenants and, where these prospects are appropriate, to actively promote the facilities to them
- to ensure that prospective tenants are professionally and promptly handled in all aspects of enquiry management, leasing/licensing procedures and new tenant induction/establishment in the Innovation Centre.
To maintain a professional and good working relationship with ongoing tenants, which shall include ensuring that the occupiers are aware of appropriate: - services, facilities and academic skills of the University of Warwick
- services and business support activities of the Science Park
- business support services of other providers.
As necessary, to work with the Science Park’s Finance Controller to ensure that tenants are aware of their obligations to their Landlord and the Science Park in respect of performing their covenants and making prompt payment.
To report on occupancy, rents, service charge incomes and costs, business services sales and margins and such KPIs as may be agreed with management from time to time on monthly, quarterly and annual timescales as appropriate.
To work with the Director, Finance Controller and Building Manager and other Innovation Centre management staff in the development and implementation of good management and administration practices and also establishing good communications with tenants, both on administrative matters and on professional business and technology development matters of interest to them.
To develop and facilitate Networking events for the tenants and other similar innovation oriented businesses in the locality (eg. seminars, business club, meetings, etc.) in conjunction with other officers of the University of Warwick Science Park as a means of promoting active and meaningful networking between technology based companies in Coventry, Solihull and Warwickshire, the Science Park, the University and others as a means of creating opportunities that might lead to business growth.
Where it is agreed that a Centre Manager has relevant professional or experiential qualifications/skills, to undertake mentoring of selected tenants in agreement with the Ignite Project Executive.
To establish the Park’s Innovation Centres as 'bridgeheads' of the Science Park and of the University (in relation to its interests in forming relations with SME high Technology businesses) into Coventry, Solihull and Warwickshire. To devise and implement initiatives with the Science Park Project Officers and the University’s Research and Development Services Officers (RDSO) to give effect to this objective.
To undertake such other duties as the Director may determine are in the best interests of furthering the success of the Science Park’s Innovation Centres.
