Planning Within the existing St Edmundsbury Borough Council local plan, Haverhill Research Park is allocated for employment under 'Policy HAV3: Strategic employment Site-Hanchett End, Haverhill'. This states that 12 hectares (29.64 acres) of land at Hanchett End, Haverhill is allocated as a strategic employment site for Class B1 use. St Edmundsbury Borough Council adopted a concept statement in September 2010 that set out the principle of B1 Research & Development and offices on 20 acres, supported by development of higher value uses such as residential, hotel and A3 Public House on the remaining land. With the concept statement approved, Carisbrooke have submitted a draft master plan as shown to the Council which has been put out to public consultation. These proposals and comments received will be subject to review and scrutiny by officers and elected members in April 2011. Assuming this master plan is approved and adopted, Carisbrooke Investments will then be able to proceed with the project and prepare an outline planning application for consideration in Autumn 2011. Infrastructure/Timescale/Programme Carisbrooke are expecting to deliver the total Research Park infrastructure and environment by the end of 2012.Buildings for prospective occupiers could therefore be developed in parallel to these works and so occupation of a finished building should be possible by the end of 2012. Single specific larger scale development that may not require the same amount of scheme infrastructure may be able to be fast-tracked ahead of this schedule. BT has announced that the Haverhill exchange is to be upgraded for the delivery of super-fast broadband by the end of 2011. Potential Accommodation Haverhill Research Park totals just under 30 acres (12 ha) gross. Assuming the majority of buildings will be two storey, it therefore has the potential to provide from 10,000 square feet to 600,000 square feet of high quality research and development accommodation. Location Haverhill Research Park is located adjacent to the 'Spirit of Enterprise' roundabout at the intersection of the A1307/A1017, which provides easy access to Haverhill Town Centre and all the surrounding major centres and hubs. Haverhill is only 10 miles from the A11, 15 miles from Cambridge, 28 miles from London Stansted Airport and 43 miles from the M11/M25 junction. Haverhill is Suffolk's fastest growing town.
