Innovation Centre, Longbridge Technology Park Longbridge Technology Park is a partnership between the UK's leading regeneration specialist St Modwen Properties PLC and joint land owner Advantage West Midlands.

History and Objectives
Known as the birthplace of the iconic Mini, Longbridge has now entered an exciting new era. The vision for this £1 billion regeneration scheme includes the creation of 10,000 new jobs and thousands of new homes alongside a quality public realm and an excellent public transport system, all of which will establish Longbridge as a truly mixed use model of sustainability. The Technology Park is at the forefront of this by attracting many local, national and start-up technology-based businesses to the area, which has a rich history of industry and innovation.

The £100 million Technology Park is a milestone project within the West Midlands and the Innovation Centre and the adjacent Two Devon Way are the first two new office buildings to be completed at Longbridge.

Progress to Date
The 40-acre Longbridge Technology Park represents the first major step towards a new future for Longbridge. The Innovation Centre is designed to attract technology-based occupiers. It currently has 42 occupiers employing approximately 240 people. With flexible, high-quality office accommodation available from 200 square foot (19 square metre) office suites up to 15,000 square foot (1,394 square metre) floor plates, the 45,000 square foot (4,181 square metre) Innovation Centre is leading the way in the provision of office solutions for start-up and expanding businesses. Two Devon Way is a 31,208 square foot (2,899 square metre) office building that has been designed with expanding technology-based businesses in mind. The building provides grow-on space for companies requiring high-quality accommodation.

Innovation Centre Reception, Longbridge Technology Park The first floor provides 15,000 square feet (1,394 square metres) of open plan flexible space with the potential to be divided according to individual requirements. The second floor has been subdivided to provide smaller office suites ranging from 926 square feet (86 square metres) to 3,794 (352 square metres) on a conventional or managed basis, with bespoke packages available to suit occupier requirements. The ground floor comprises a prestigious reception area, along with meeting room and undercroft car parking.

Future Development
Plans are in place to expand Longbridge Technology Park with the aim of making it the Midlands' leading centre for technology and Innovation. Three Devon Way will provide a further 25,000 square feet (2,323 square metres) of Grade A research and technology space.

The Innovation Centre offers the ultimate solution for start-up to medium-sized businesses by providing a full range of business support services along with a variety of fully flexible unfurnished, furnished and fully serviced offices on an inclusive monthly charge basis.

The Innovation Centre is a state-of-the-art conference and meeting venue complete with the latest contemporary facilities and a level of service to match, and therefore fulfils the needs of a wide range of businesses and organisations.

Two Devon Way, Longbridge Technology Park The centre has seven meeting and conference suites capable of accommodating between 2 and 100 people with flexible layouts, from small syndicate suites to larger training facilities. Each suite is fully equipped with the latest presentation, IT and telecom facilities including hearing loop, up to 100Mb broadband capacity and fully integrated multi-media sound system with wireless touch control panel and microphones.

The Innovation Centre offers flexible packages to suit all requirements. Delegates are greeted in the Innovation Centre's fully-serviced reception area by a dedicated business support team, who are on hand throughout the day to ensure clients enjoy a pleasant and productive stay in a natural light environment.

Two Devon Way is a neighbouring office building for larger technology-based and expanding companies. It offers equally high accommodation ranging from small suites to large, open plan floor plates. A full range of business support facilities are available, together with a serviced reception, undercroft and surface car parking and round-the-clock security.

Aimed specifically at rapidly-expanding technological companies, the building provides a high level of flexibility – key to the success of accommodating the growth of a business.

Two Devon Way entrance, Longbridge Technology Park Both buildings are built in compliance with the Disability Discrimination Act (DDA) and constructed to meet the strict BREEAM 'Very Good' criteria. Allocated on-site parking is designated to each company with overflow and visitor spaces available, both buildings feature round-the-clock CCTV, on-site security and 24-hour access.

Longbridge Technology Park has the ability to offer occupiers access to, and support from, the University of Birmingham – one of the UK's leading education institutions.

Location
Longbridge Technology Park's strategic location makes it an ideal meeting place. It is within five minutes' drive of the M42 (Jct 2) and M5 (Jct 4), just eight miles from the centre of Birmingham and five minutes' walk from Longbridge station.

The Technology Park is prominently located fronting the A38 Bristol Road South, adjacent to Longbridge Railway Station – providing direct access to Birmingham University and Birmingham New Street to the north, and Redditch to the south.

Birmingham Airport is approximately 20 minutes' drive away and the area is at the heart of a bus network. Approximately every two minutes a bus passes the site, serving not only surrounding communities but also Birmingham city centre, Solihull, Bromsgrove and the wider region.

Population
Innovation Centre Reception, Longbridge Technology Park Over 30,000 people live in the Longbridge area of Birmingham, of whom 18,490 are of working age (Nomis 2007) and within 30 minutes' drive there is a working population of 1.44 million.

The level of skills within the Longbridge area is higher than for Birmingham and the West Midlands region with over 24 per cent of the working population qualified to NVQ Level 4 or above (ONS National Population Survey 2005).

Looking to the future, 29.6 per cent of the population in the Longbridge area is under 20 years old, compared with a national average of 25.1 per cent (Nomis 2007).
