Background and Partners
Keele University Science and Business Park is wholly owned by Keele University, located in North Staffordshire. The Science Park, which was established in the mid-1980s, currently provides around 150,000 square feet of commercial mixed-use accommodation. The Infrastructure is now complete for the development of a further 70 acres. In more recent years Keele University Science and Business Park has since been designated a priority investment site within North Staffordshire and has become a cluster site for technology and healthcare-based businesses.

The role of the Science Park is to support the growth of innovative businesses, particularly those active in research and development within the West Midlands region, by providing a high quality location, state-of-the-art accommodation and a range of business support services. The park is equally suitable for a wide range of companies from start-up businesses to existing larger businesses seeking to expand/relocate, as well as attracting knowledge-based companies from overseas, across a broad range of science and technology sectors.

Keele University Science and Business Park was conceived in 1987 and by 1999 a joint venture company had been formed between the University and Pochin's plc, known as 'Keele Park Developments', in order to provide a vehicle to develop further phases of the Science Park.

Progress to Date
Keele Park Developments is one of the leading developments of its kind in the heart of the United Kingdom, allowing companies to locate to an environment that provides an innovative research culture combined with academic expertise and the University's specialist resources. It currently serves biotech, medical, IT, Environment and Professional Services. The University's growing links with large and small businesses, especially in hi-tech areas, has created a key regional centre of excellence that is both an asset to the local economy and the region and allows relocating companies to access wider and diverse resources of the Midlands and North West.

The Science Park's most recent commitment to commercial enterprise is the Innovation Centre Developments that provide some 100,000 square feet of mixed use accommodation with suites starting from 400 square feet. In view of the growth in demand for medical, healthcare and hi-technology space, as well as the Science Park's commitment to the establishment of a medical cluster in North Staffordshire, the Science Park developed two bespoke Innovation Centres, MED IC4 and MED IC3. These two buildings provide specially designed hi-spec accommodation for innovative medical and hi-technology businesses. They offer a mix of high specification laboratory units, as well as high quality office accommodation and high quality workshop space for light manufacturing.

The Science Park also provides a dedicated business support manager who provides or facilitates a range of general and specialist business support services to all the companies located on the site.

The University's new Medical School together with the PFI Hospital Development have been key drivers in attracting innovative med-tech businesses to North Staffordshire.

Future Developments
Full planning permission has already been attained for the next major phase of development at Keele University that will encompass a further 70-acre site for development. It is the University's intention to build on the academic and economic successes of recent developments such as the Medical Sciences Complex and the Science Park Innovation Centres and Science Park buildings.

The development of 38 acres, designated for mixed-use development and a further 32 acres for roads, services, open space and landscaping is ready to proceed. Infrastructure development is now complete and the first buildings on the site are going through the planning process in 2011. A fifth Innovation Centre is due to open late 2012, with further Innovation Centres to follow in 2013/2014.

A brand new flagship international hotel with conferencing facilities will be at the heart of the new site. One of the first developments on the new extended site is the construction of a 150-bed, four-star hotel. Offering world-class facilities, the hotel will provide an attractive, contemporary setting in which to entertain clients, relax after work or host meetings, conferences and training events. Destined to become a hub of activity for all businesses on the Science and Business Park, the hotel will feature high quality accommodation, restaurant and bistro, break-out spaces, meeting rooms and a large conference space.

Of particular significance for the Science Park is the fact that the development site will provide opportunities for companies both current and new to undertake their own design and build facilities on the Science Park site. This new development site also offers the existing Science Park the opportunity to consolidate its position as a leading provider of high-quality accommodation to the knowledge economy in the West Midlands.

Location/Region
Keele Science and Business Park, one of the UK's fastest growing Science Parks, is located in unspoilt countryside on the 617 acre Keele University Campus site, just 2 miles from the market town of Newcastle-under-Lyme and about 5 miles west of the city of Stoke-on-Trent in the West Midlands.

Accommodation
Keele University Science and Business Park offers high quality, high-spec serviced office/laboratory/workshop accommodation, with units starting at 400 square feet.

Flexible lease or all-inclusive 12 month licence agreements are available.

A service charge covers security services, maintenance of the buildings and grounds, lighting and cleaning in common areas, reception services. Rates are payable directly to the local authority. All facilities management of the buildings is provided by staff located on the actual University/Science Park site and therefore provide an immediate and accessible response.

The Science Park also offers excellent opportunities for companies who wish to undertake Design and Build projects to their own specifications either on the existing campus or as part of the new development site.

Virtual Incubation – Keele University Science and Business Park understands that each business is unique, and it recognises that for some companies, particularly in the earliest development phase, facilities may not be required but a credible business address is crucial. It also recognises that virtual incubation requirements will vary from company to company so have designed two different levels of services to cater for individual situations and budget requirements.

Bridge to Growth – Bridge to Growth is an initiative to target inward investment from SMEs outside the UK. Bridge to Growth is a cost-effective route to UK Markets for non-UK businesses who wish to explore the viability of setting up in the UK. The package not only includes rent-free accommodation for a specific period but also includes assistance with company set-up, legal assistance, financial advice and a professional business support capability to assist with engagement with UK market channels and customers.

On-Site Facilities
Operational management is provided by the University's dedicated on-site management team that includes Head of the Science Park, Facilities Manager, Business Support Manager and administrative support. In addition, financial expertise is provided by a team of accountants located in the University's directorate of Commercial Facilities Management.

Maintenance and a large range of other direct services are provided to the park by the award winning Commercial Facilities Management Directorate including, marketing, PR, media and communications, conferencing and hospitality.

The Management Team responsible for the Science Park are all located on the University campus and this team is responsible for all areas of Science Park activity and strategic decision making, with major emphasis focused on customer relations, quality and 'added value' for customers.

The Science and Business Park is located central to the main campus with immediate access to all academic, research, commercial, media and communications, social and sports facilities.

Keele University Science and Business Park is not a stand-alone complex. The vibrant, innovative community of businesses occupying the Science Park Innovation buildings are linked directly to the University via the Business Support Manager who links into the University through Research and Enterprise Services. Within this office a multidisciplinary team offers access to Research expertise, Intellectual Property licensing opportunities and graduate placements. Keele offers a unique campus facility for conferencing, business presentations and corporate entertainment that has been benchmarked as the 'Best UK Academic Conference Venue' on three successive years.
