The Oxford Science ParkThe Oxford Science Park is being developed as a joint venture between Prudential and Magdalen College, Oxford.

History and Objectives
The overall development concept for The Oxford Science Park derives from a master plan, which seeks to provide a quality environment for research and business activities. The concern with quality extends beyond the buildings and the facilities they offer, and the plan calls for the integration of buildings, car parks and roads into an attractive landscape providing pleasant surroundings for work and relaxation.

The region’s large skill base has attracted innovative, leading edge organisations at the forefront of research and development, together with fast-track companies using The Oxford Science Park as the ideal catalyst for business start-up. The Oxford Science Park’s reputation, for quality, value, support and innovation continues to grow – it’s where the business of science comes to life.

Progress to Date
Land
The Park, situated 4.5 miles from the city centre, comprises a total potential development area of approximately 75 acres.

Premises
Plots 1 & 2 Medawar Centre – completed summer 1996, occupied by Oxford Biomedica.
Plot 3 Florey House – completed summer 1998, approx. 22,500 square feet net, 7,500 square feet occupied by BioAnalab.
Plot 4 John Eccles House – completed summer 1999, approx. 21,000 square feet, occupied by MWB.
Plot 5 Completed January 1994, approx. 10,600 square feet net, seeking new occupier.
Plot 6 Northbrook House – completed summer 1997, approx. 25,000 square feet net, occupied by Sopra Group and Telelogic.
Plot 7 Magdalen Centre – completed summer 1991, approx. 58,000 square feet gross, 55 units for multiple occupancy.
Plot 8 Completed Spring 1992, extended 1996, approx. 65,000 square feet net, developed by Sharp Corporation as its European Research Laboratory.
Plot 9 Completed November 2000 and occupied by Vistorm.
Plot 10 Sherard Building – completed November 2002, approx. 27,500 square feet. occupied by Amey PLC.
Danby Building – completed November 2002, approx. 52,000 square feet, occupied by Beckton Dickinson.
Plot 11 Minerva House – completed in September 2007, approx. 25,000 square feet designed and built for Nominet with a displacement ventilation system (energy efficient indoor climate control) that allows occupants control over their working environment and is greener than a conventional air conditioning system.
Plots 13 & 14 Comprising of Fletcher & Winchester House:
Fletcher House – approx. 22,750 square feet, designed to suit both office and laboratory/research and development users. Either to accommodate a single company or alternatively to be let as self contained floors from a minimum of 6986 square feet.
Winchester House – completed in December 2007, approx. 28,000 square feet, occupied by Amey PLC.

In conjunction with Plots 13 & 14, The Sadler Building, a new 20,000 square foot amenity building was completed in December 2007. Featuring a double height atrium with bar/brasserie, meeting rooms, park management offices on the ground floor. 50% of the 6,000 square foot office accommodation occupied by Qinetiq Commerce Decisions and Kline Europe, seeking occupier for remaining 3,100 square feet.

Plot 17 Extension to Magdalen Centre – completed June 2002, approx. 30,000 square feet net lettable. 80% occupied by Amarin, Eusa Pharma, J A Kemp & Co, Winton Capital.
Laboratory Suites MCN – completed July 2004, approx. 5,000 square feet net lettable. Fully occupied 2006.
Laboratory Suites Medawar – completed December 2005, approx. 3200 square feet net lettable. Fully occupied 2006.

Site Management Arrangements

The Magdalen Centre provides units from 150-11,500 square feet for the start-up company or one in its early growth phase. These are located in buildings that provide occupiers with a corporate headquarters-style reception area, back up telephone switchboard service and Broadband internet connection.

Additional services are offered to the occupier on a ‘pay as you use’ basis, eg. postal, fax, photocopying and secretarial services. These facilities, together with the opportunity to take exactly the space required without making a long-term commitment, are an essential aid to company growth for both the start-up and high-growth business. On the Park, a range of options is available for larger companies from ‘design and build’ to ‘occupy as built’, to ensure that their individual space requirements are met.

Companies on the Park and local businesses are able to hire the Conference Suite located within the Magdalen Centre. This air-conditioned suite will accommodate 75 people and is equipped with a range of audio visual presentation equipment. The suite comprises one large room which is capable of sub-division into two separate rooms with a soundproof divider. It adjoins the fully equipped catering facility and restaurant and has immediate access to the terrace and riverside walk. Equipment available includes digitally-controlled lighting and video projector alongside conventional slide and overhead projectors and a range of magnetic and whiteboards. The Magdalen Centre also offers 6 smaller meeting rooms which may be hired on an hourly basis.

The Centre offers a new virtual office facility aimed at giving start-up companies additional support during the vital early stages of their development. 30 companies are currently using this service.

The Sadler Building offers a choice of four offices available on simple monthly/annual licence agreements. The units have an open B1 planning consent and are suitable for either science and technology-based companies or for general office use. The new building features a double-height atrium containing the Sadler Brasserie, a separate bar area and also a ‘grab & go’ sandwich/coffee area. There are also new meeting rooms available for hire by both Science Park and external companies. Occupied by Kline Consulting and Qinetiq Commerce Decisions with 3,100 square feet currently available.

Business Development and Technology Transfer
In addition to developing, encouraging and supporting links between academic researchers in Oxford and companies on the Park, the developers have included a business support function in the services provided to occupiers of The Magdalen Centre. Help is available with business planning, accounting, access to funding and grants and the other aspects of running a business that have impeded many entrepreneurs from realising the full potential of their ideas.

University Facilities
The Oxford Science Park is associated with one of the highest quality scientific research institutions in the world – Oxford University – and is at the heart of one of the highest densities of research and development in Western Europe. More than sixty academic departments and research units are close at hand. These include prestigious medical research units and a large number of government research organisations operating in an international framework.

The University already has a strong tradition of fostering links with industry having secured a large number of research contracts from major UK and international companies on a regular basis over the last decade. More than 80 per cent of academic researchers at Oxford University currently undertake consultancy work and/or research contracts and the overwhelming majority of researchers are eager to develop such links with Industry. Companies on The Oxford Science Park can thus benefit from the wealth of expertise within the University.
