The University, with its uniquely close links to industry, has an international reputation for its teaching, research and technical facilities in these major thematic areas. St. Modwen is the UK's leading regeneration specialist, operating across the full spectrum of the property industry through a network of seven regional offices and a Birmingham-based head office. The company is wholly focused upon regeneration with expertise in brown-field land renewal, partnering with industry, town centre regeneration, Innovation Centres and education projects. About the Park Cranfield opened the Technology Park in 1989 for science, technology and knowledge-based businesses. Since its launch, the Park has developed into an innovation 'hot spot' ideally located within the Oxford to Cambridge arc with good transport links and its own executive airport. Cranfield tenants achieve a competitive advantage by aligning themselves with Cranfield and benefit from the University's advanced technologies and academic expertise. Many tenants work with Cranfield University on research and development to develop new knowledge and exploit new markets. The Technology Park offers flexible options to allow businesses to grow. These options range from multi-occupancy units in the Innovation Centre through to full corporate headquarters and R&D centres. From a start-up enterprise to the maturity of a global organisation, Cranfield Technology Park is building an innovation habitat to support and grow the regional economy whilst helping knowledge-based businesses to thrive in an increasingly competitive global marketplace. Progress Land In late 1989 Nissan chose Cranfield as the location for its new European Technology Centre at a 20-acre site on the Park. Construction work commenced in June 1990 and the 9,700 square metre facility was opened on target in September 1991. Construction of a second major phase, incorporating a further 10,000 square metres, was completed in April 1993.In 1998, Io Systems, a logistics software company based in Dunstable, decided to relocate to the Park in order to meet its expansion plans. In early 2000, Trafficmaster plc selected the Park for its new European headquarters, including the high-tech 24-hour National Control Centre, which features the very latest in communications technology. The development on a 6-acre site provides 5,000 square metres of accommodation and Trafficmaster started operations on the Park in March 2001. A master-plan is under development for future phases that will further expand the scheme. Planning permission is already in place for an additional 2,880 square metre, three-storey building. Premises The Cranfield Innovation Centre, owned and operated by St. Modwen Properties plc, provides offices, meeting rooms, reception and business support. The offices range from 26 to 140 square metres. The Centre was substantially extended in 2003. Trent House and Derwent House, developed by St. Modwen Properties plc in conjunction with Cranfield University, provide Level 2 Suites of 185 to 555 square metres. For all premises, the general criteria for tenant selection is that they should be knowledge-based companies. Phase 2 of the new development is complete, adding a two-storey office building of 1,394 square metres and four business units totalling 2,137 square metres. Two tenants, IdeaPharma and Cognisco, have each taken 450 square metres of space within the new development at Conway House on Medway Court. Cranfield University has also taken 650 square metres over two buildings. The new buildings will help to satisfy the increasing demand for accommodation at Cranfield from knowledge-based businesses. More than 40 companies are already based at the park, employing more than 500 people. In late 2010, Hybrid Air Vehicles chose to move its entire workforce to Cranfield, taking 800 square metres across Conway House and 2 Medway Court.
