Background Set within 120 acres of natural parkland, Colworth Science Park, Bedfordshire provides a supportive environment where innovation thrives and networking and collaboration are integral to the campus culture.Situated between Oxford and Cambridge, the science park comprises approximately 500,000 square feet of laboratory, office and ancillary space, which is now complemented by a 54,000 square foot state-of-the-art innovation and central amenities centre known as The Exchange. The Exchange is named to reflect the open innovation ethos that drives the exchange of knowledge and ideas at Colworth. The Exchange features modern laboratory and office suites, a café-restaurant, and state-of-the-art meeting and conferencing facilities for up to 200 people, open to businesses both on and off the campus. This means occupiers can take advantage of 'pay as you go' meeting space when they need it to avoid paying higher rent for in-house meeting rooms. The Exchange is home to a research facility for IFR Extra Ltd, part of the Institute of Food Research, and two world-leading academic institutions – Cranfield University and the University of Cambridge's Institute of Manufacturing (IfM), which have a presence at Colworth Science Park. The groups are based alongside one of Unilever's global scientific research centres for discovery, central product safety, sustainability and global product development and there are over 15 small and medium-sized enterprises in a variety of fields which undertake cutting-edge research, prototyping and product development. The Exchange supports economic growth in Bedfordshire and the UK by bringing together academia, SMEs and other life science companies to drive technology transfer and accelerate the commercialisation of R&D. It has been made possible following the investment of £13.7 million from the Goodman:Unilever joint venture and the East of England Development Agency. Occupiers have access to a wide range of specialist scientific services and facilities. Accommodation services include 24 hour manned security, on-site printing and graphics services, plus IT support to ensure occupiers are able to communicate with maximum efficiency. In addition, Colworth Science Park has a wealth of leisure and sports facilities on site, comprising tennis and squash courts, football and cricket pitches and a 9-hole golf course. There is also a convenience store, café/restaurant, and Bright Horizons day nursery, providing secure professional childcare. Accommodation There is scope and flexibility to create a facility that is right for businesses at Colworth. Goodman has extensive experience working with organisations to develop and manage property solutions that fulfill clients' expectations. Existing laboratory and office accommodation is currently available on flexible, all-inclusive lease packages. Included in leases at The Exchange are a range of services such as reception, security, cleaning, waste disposal (including clinical) as well as all business rates and utility costs. Included in the package is the added benefit of use of shared lab services including autoclave and glass washing equipment with shared kitchenette facilities, showers, and break-out area among many other benefits at no extra cost. Colworth Science Park's new development, The Exchange, is scheduled for completion in early 2011. The new 56,000 sq ft centre will comprise an Innovation Centre offering 35,000 sq ft of fully serviced laboratory and office suites complemented by state-of-the-art facilities for meetings and conferencing accommodating 2 to 200 delegates. These amenities will be open to businesses based on the Park as well as external companies wishing to co-locate or simply use the meeting facilities.
