Introduction
Kent Science Park is a centre of excellence and a developing cluster for research and development, life sciences, environmental technology, high-tech engineering, ICT and knowledge-based service industries.

Set in 65 acres of beautifully manicured grounds, the Kent Science Park campus is one of the largest in the South East of England with over 500,000 square feet (46,450 square metres) of high specification business accommodation located in 35 buildings, some of which are detached single occupancy and others that are attached and multi-let.

There is a wide choice of accommodation to let suitable for start-up or micro businesses and established growing organisations. Most of the space can be tailored to a tenant's exact needs, but there is office, laboratory and technology space ready to move into immediately.

Accommodation
Example of fully fitted laboratories to let Kent Science Park has offices, laboratories, technology units, growing sheds/greenhouses and light industrial accommodation to let. There is space furnished and ready to move into immediately as well as space available to refurbish and furnish by the incoming tenant.

Accommodation ranges in size from units as small as 80 square feet in multi-let buildings, up to single-use detached accommodation from 3,000 square feet to 40,000 square feet.

Bespoke buildings can be also designed and built on land available for development.

A choice of lease terms and agreements are available to suit the different stages of development of a prospective tenant:
  • both conventional institutional leases and flexible leases are available
  • tailored short-term agreements with tenant break clauses and staged rents mean that early-stage enterprises can expand their operations easily
  • semi-inclusive deals are also available; in most cases the Park's semi-inclusive terms include rent, service charge, heat, power and buildings insurance.

Apart from the mature parkland campus, manicured gardens and swimming pool on-site, tenant companies and their employees enjoy the EcoVillage Cafe and Shop which is open all day from 7:30am. The Cafe and Shop provides freshly prepared food, local produce, dry cleaning and services such as refreshments and corporate catering for on-site events and meetings.

Conference and meeting rooms: For companies wanting to impress clients, high quality conference, meeting rooms and lecture theatre are available to hire along with training rooms for staff development, training courses and examinations.

Laboratory Skills Training at the Kent Science Resource Centre High speed broadband and connectivity: Ksp-Connect provides high performance broadband and Internet connectivity exclusively to businesses located at Kent Science Park. Services range from low cost contended bandwidth solutions to uncontended, clear bandwidth up to 1gb/ps and beyond.

The site has its own fibre network connecting these services to all the buildings on-site. It also integrates with a core network providing diverse connectivity to the world's largest Internet backbone in London, enabling onwards connectivity to virtually any city in the world. Tenants also benefit from state of the art data centres and disaster recovery suites on-site.

Business support: An on-site facilities and management team provides a rapid response to tenant needs and business support services. To help nurture growth and best practice, Park management organise regular networking events, business critical talks and clinics.

University Links, education and skills training: Continual professional development and staff training can be organised by companies utilising the facilities to hire, or through courses run on-site by specialist external training organisations.

The Kent Science Resource Centre provides laboratory skills training to foundation degree level, accredited by the University of Kent, and the facility is available to hire to life science companies for training purposes.

Kent Science Park has developed co-operative arrangements with a range of regional and national world-class universities who offer tenants access to collaborative and contract research, knowledge transfer partnerships, consultancy and expertise on a short term or ad hoc basis and post-doc and graduate research or consultancy. They also offer staff development and education opportunities, such as short courses, foundation degrees, Post Graduate degrees and PhDs, PG Certificates and Diplomas.

Sports and leisure facilities: Adjacent to Kent Science Park is the Woodstock sports and leisure club, set in 15 acres of grounds. Facilities include football pitches, Tonics Fitness Centre, bowls club, tennis, squash, physiotherapy centre, two bars, an events room and two meeting rooms.

Pipeline Developments
Technology Units are let as shell and core Kent Science Park has consent to build two new technology units on existing land and bespoke accommodation on land adjacent to the Science Park.

An investment worth in the region of £15-20m between 2009 and 2014 will see the Park extended by four hectares (10 acres) from its current 22 to 26 hectares.

LaSalle Investment Management, the Park's managers, will develop up to 12,000 square metres (129,170 square feet) of business floorspace on the new land, as well as a further two technology units of 35,000 square feet combined on existing land.

Ecologia, the environmental consultancy and specialist remediation company, will build a new international headquarters to assist in its commercial growth on part of the four hectare develpment. Park managers are marketing the additional space on a pre-let basis and will build to tenant specification and design.

Location
Kent Science Park is located in the Thames Gateway – one of the most exciting locations in the UK – a region where there has been a huge investment in road, rail and air transport to provide the connectivity needed to support business growth.

High Speed connects Kent Science Park to London Kings Cross St Pancras in just 56 minutes whilst Victoria, London Bridge and Canon Street take just over an hour by train. Ebbsfleet International is 40 minutes by rail and the Park's proximity to Gatwick and Heathrow airport helps to make international connections quick and easy, with mainland Europe only 2 hours away by rail or air, and the M20 and M2 motorways open up the Greater South East and the rest of the UK.
