The tranquil landscaped environment of Liverpool Innovation Park Effective Partners
Space Northwest is the effective Ashtenne Industrial Fund-Northwest Development Agency joint venture operating and developing Liverpool Innovation Park.

An Established Home of Innovation
Incorporating sites already synonymous with global innovation brands (AT&E, GEC, Eriksson, & Marconi), Liverpool Innovation Park (LIP) was created in April 2008. The Park comprises Marconi's former HQ site, the Wavertree Technology Park and 12 acres of new build plots. Space Northwest are developing an authentic Science Park from an existing post-industrial estate of 500,000 square feet of accommodation set in 110 acres of landscaped grounds.

The completed Park is envisioned as an internationally-recognised engine of economic growth powered by a vibrant community of resident innovative technology-based start-ups, SMEs and multi-national companies. LIP focuses on ICT-intensive businesses in the Creative and Digital, Telecoms, Advanced Manufacturing and Healthcare Technologies. The Park provides the natural grow-on space for hi-tech companies previously absent in the Liverpool offering that adds further value to the city's rapidly developing knowledge economy and its attractiveness to potential inward investors.

An Innovation Campus for Companies with 1 to 1,000 Staff
At Liverpool Innovation Park, tenants are offered a range of property solutions suitable for every stage of a technology-based business' development. From single-person modules to small offices, from grow-on space to refurbished stand-alone units, ideal national HQ sites, and plots with a complete design and build service, LIP has something to offer most businesses. By conducting most of its legal work in-house, LIP are able to offer reasonably flexible terms and minimise the time and hassle between a firm's decision to sign up and occupying space.

Enabling the Growth of Knowledge-Intensive Companies
The Liverpool Innovation Park assists clients in identifying sources of business support, technical services, and investment through its own relationships with trusted professional services firms, key business support agencies, world-leading universities and other service providers. Many such introductions are effected through a programme of engaging workshops, networking opportunities and clinics designed to meet clients' growth needs.

Additional support is provided via the tenants' intranet and a programme of social events organised by a client-led committee.

The planned Liverpool Innovation Park Networking Hub, part-funded by ERDF NW Investing in an Environment that Supports Business Growth
Babbage, Faraday and Maxwell Houses form a single contiguous building, two thirds of which were refurbished to meet the needs of Liverpool John Moore University's digital media activities (Open Labs and Screen School) and The Automatic. A further development, part-financed by European regional Development Funds, has created additional office space for companies with 50 to 100 staff, adjacent to a new Wi-Fi-enabled central networking hub, reception, meeting pods, training rooms and cafe-cum-bistro. Baird House was partially refurbished in 2005 and is home to Aimes Grid Services, Containerport, Opticare, Quill Group, Render Nation, HitSearch and a number of smaller innovative companies based in the Baird House Business Centre. Creation of a data centre shell environment will complete the Baird House refurbishment in 2011.

Kilby House is a 30,000 square foot building ideal for a companies and regional HQ operations with up to 300 staff.

The Rathbone Building is a beautiful, 1930s-style structure ideal as a company head-quarter site for up to 500 people.

The Ross Building constitutes a stand-alone, 5-floor office block refurbishment opportunity.

Faraday Road is a short close of standalone units (up to 4,000 square feet) which is home to NWDA, Baxter Healthcare, Mi2 and Gardner Systems. The neighbouring estate of Newton Court is predominantly home to telecoms and training companies housed in adjoining units ranging from 400-2,000 square feet.

Wavertree Boulevard South (WBS) is an extensive estate comprising single units of up to 2,000 square feet occupied by SLC Group, Welcome Finance and Ultramedic. WBS also includes larger sites for Nutricia (Danone Group), Barclays Bank and Baxter Healthcare's newest facility and planned phase 2 extension.

Development plots totalling 12 acres are available for bespoke design and build options.

A Connected Hub for IT-Intensive Businesses
Already a thriving community of technology-based businesses, LIP is located within easy reach of Liverpool's vibrant city centre, its four universities, healthcare infrastructure, two international airports and the North West's manufacturing base. The M62 motorway connects LIP directly with the nearby city of Manchester and Media City UK. A dedicated mainline rail station and a number of regular bus services also provide more eco-friendly connections to the city, Northwest and the wider UK. Anticipated infrastructure investments will deliver Superfast Next Generation digital connectivity that rapidly links LIP tenants to global collaborators and markets from mid-2011.

Infrastructure, Services, and Support for Client Businesses
  • three separate 100 Mbps lines (to be upgraded in 2011 to 1Gbps) connected to a 1Gb internal fibre optic ring
  • Media Access Bureau linking LIP to North Net, including Media City UK
  • audited 24/7 Security

Continued Investment in a World Class Environment for Business
A rolling program of refurbishment at Liverpool Innovation Park (LIP) is continually improving the Park's work environment. Not only is the real estate being upgraded, the range of amenities is being extended to give LIP a genuine sense of place which engenders a real sense of community among tenants.

Current developments that will enhance clients' working day include:
  • opening up the site to create more landscaped outside space
  • development of additional amenities that benefit clients.
Already Home to a Vibrant Community of Businesses
