Wilton Centre is one of the UK’s best-known locations for high quality research and development facilities and high specification office space. With an international reputation as a well-regarded, high quality science park, it has a long heritage of accommodating many household-name tenants.
The Centre is located in a spacious complex set in a 75 acre landscaped park with its own lake and courtyards and provides 1600 free car parking spaces. High Value Manufacturing Catapult (HVMC)
The Centre is home to one of seven national centres established and overseen by the Technology Strategy Board, with over £200 million of government investment. The HVMC is designed to stimulate growth in the manufacturing sector. Operated by the Centre for Process Innovation (CPI), it aims to help accelerate new concepts to commercial reality by offering scientists, engineers and entrepreneurs access to a pool of expertise and experience within academia, research, industry and government.
Teesside University has an office at Wilton Centre to build on its strong networks with businesses based here. Members of the University’s business team are on hand to help tenants with specialist expertise, training, recruitment, facilities and global networks as well as sourcing funding to support continued growth.
Centre tenants also benefit from interaction with the four other north-east universities. Both Newcastle and Durham have spun out new businesses into the Centre, benefitting from its unique positioning at “the heart of the process industries”. Northumbria is available for its unique insights into design and new technology whilst Sunderland has provided opportunities for collaborations with some of its new business start-ups.
A World-Class Facility
Wilton Centre has a track record of experience and expertise built on almost four decades of scientific, technical and managerial achievement, complemented by an array of modern office, laboratory and scale-up space. It is currently home to over sixty companies ranging from new business start-ups to SMEs and a number of prestigious multinationals. Collectively, they have helped to establish a significant research, technology and engineering community.
Wilton Centre provides over 90 first-rate, well-equipped laboratories, of varying sizes, with a total area of 86,000 square feet which can be adapted to meet specific customer requirements. The laboratories are fully serviced and ready for immediate occupation. Experienced staff, with an in-depth knowledge of laboratory operations and procedures, are able to assist in the design, build and operation of laboratories. Skilled technicians maintain laboratory services and equipment and there is a wealth of information available on laboratory procedures, training and health & safety.
Pilot Plant and Scale-up Facilities
Pilot plants, experimental rigs, machine testing and light industrial activity can be accommodated at Wilton Centre. The specialised and industrial buildings in the Technical Development Area (TDA) provide ideal space and conditions to meet most requirements. Access to professional safety advice, chemical analysis, project design and construction is also available.
Unique Incubator Facility
The Wilton Centre Innovation Accelerator (IA), www.innovationaccelerator.co.uk, is a 10,000 sq ft fully integrated facility which incorporates ten specialist laboratory/pilot plant units, along with two fully equipped communal laboratories and meeting rooms, and provides office space for SMEs working on new business opportunities.
The first of its kind in the UK, the IA has provided new and existing businesses from within the science, technology, engineering and life sciences sectors with the ideal base from which to successfully develop their ideas and products since its completion in early 2010.
There is over 250,000 square feet of quality open-plan and modular serviced office space within Wilton Centre. The office accommodation – adjacent to the Research and Development facilities as well as in exclusively commercial areas start-ups has the flexibility to satisfy most requirements, ranging from occupation of a single desk or a single office to a full floor,scale-up or dedicated building. Accommodation units range in size from 100 square feet to 30,000 square feet and a choice of short and long-term licence and lease agreements are available at competitive terms with immediate occupancy.

24 Hour Secure Access
The Centre is open 24/7 and security is maintained by perimeter access control, CCTV and a permanent manned security presence.
Leading Edge ICT Support
Wilton Centre prides itself on the level of ICT support it offers businesses and it was described as a flagship for the region in an independent survey. The ICT active assessment scheme awarded the Centre Ready to Occupy Leading Edge status – the highest possible level.
The building is cabled to enable connection to a number of fibre optic broadband suppliers and tenants can access up to 1Gbps broadband as well as a voice over IP telephone service.
The Centre maintains a central point of contact for building services and information.
There are 1,600 free, secure parking spaces available.

Conference Facilities and Exhibition Area
There are 20 meeting rooms of various sizes available at the Centre including a 125-seat lecture theatre with an adjacent flexible exhibition area. Both of these have up-to-the-minute AV technology. A separate video-conference studio capable of accommodating up to 12 delegates is also available for hire.
Inclusive Service Charge
Most tenant requirements are included in the service charges such as: rent, business rates and buildings insurance; free, secure ample parking for visitors and residents; maintenance of the buildings and the grounds; heating, lighting and electricity; cleaning of offices, common areas and windows; refuse disposal; reception service; fire detection and firefighting equipment; communal kitchen facilities; wash rooms and shower facilities; security via access controlled entrances, CCTV and permanent manned patrols; furniture moves; health and safety advice; postal service for normal business mail.

Free 10Mbps Wi-fi
The latest service to be introduced, this gives visitors access to the internet from the Main Reception area and Wilton Centre-based staff online access in meeting rooms and in the restaurant and café.
Lakeside Restaurant, Café and Shop
The bright, spacious and modern restaurant, café and shop area is a popular venue for staff working at Wilton Centre. As well as providing an excellent food choice, including home-made produce and international cuisine, the restaurant supplies nutritional information for diners wanting to know more about the food they are enjoying. Hospitality services including working lunches, buffets and formal dinners can also be provided at most locations within the Centre, whilst a takeaway option is also available. The retail shop offers a wide range of goods from greeting cards to home- baked products and offers a charge-free cash machine.
Emergency and critical information is provided via the site-wide PA system. Wilton Centre News is a regular publication giving tenants the opportunity to publicise their activities and achievements. Ongoing building operations and SHE information is provided by newsletters, notice boards and website.
An occupational health service is available from an on-site healthcare provider on a subscription basis.
Information Resource Centre
This service is provided on a subscription basis by Teesside University.
Mail and Courier Service
Mail is delivered, collected and franked prior to collection by the Royal Mail. A UK and worldwide courier service is provided at competitive rates. All incoming goods are received at a central location and delivered to tenant premises.
