Background & Vision
Discovery Park spans 220 acres and is located in Sandwich, Kent. It is one of the largest research and development facilities in Europe.
The site was once the European headquarters for Pfizer’s global research, development, and manufacturing capability and over the last five decades, iconic drugs such as Viagra, Diflucan and Cardura were discovered and developed there.
Discovery Park Estates purchased the site in 2016 continuing the vision to create a sustainable, mixed-use community centred on its established world-class science and technology offering. Today, the park is home to a host of international companies and organisations such as Mylan, Genea, Quvium, Pfizer, Augean and Algaecytes.
Enterprise Zone Status
The park benefits from Enterprise Zone status and government funded tax reliefs for science companies, so it has strong incentives to attract global brands.
In 2014, Discovery Park Enterprise Zone in East Kent was awarded more than £6million to transform buildings and create labs. Discovery Park is investing the grant in the refurbishment, redesign, and fitting out of buildings on-site.

Dover District Council
Discovery Park sits within the Dover district, which supplies services and support to Dover, Deal, Sandwich, and the surrounding areas.
Kent County Council
The Council is one of the largest in the country and provides more than 300 services for approximately 1.7 million residents. The Council is committed to supporting businesses locating to Discovery Park through the provision of Regional Growth Fund funding.
Thanet District Council
The Isle of Thanet is the major part of the Thanet District and is separated from the mainland. The council serves the towns of Margate, Broadstairs and Ramsgate.
Locate In Kent
Locate in Kent is committed to providing support, expertise and assistance to investors across all sectors and has helped over 900 companies to successfully invest in the county since 1997.
Thanet & East Kent Chamber of Commerce
Assisting and supporting businesses across East Kent and Thanet through regular local networking events, the Chamber is the largest in the area, with extensive contacts regionally, nationally, and overseas.

Boasting over 1.5million sq. ft. of high-class secure accommodation ranging from specialist laboratories and commercial office space through to practical warehousing and manufacturing facilities, the park is set in mature landscaped surroundings.
A unique feature of Discovery Park is the dedicated space for entrepreneurs and start up science companies. The Start Up Zone offers affordable office workspace and the Shared Labs provide high value equipment and space at a low cost.
There is a strong business and enterprise presence on-site; tenants include leading law and accountancy firms who can offer specialist science sector services, and a range of creative, recruitment, and business service firms.
Tenants benefit from cafés, restaurants and relaxation areas throughout the park, spacious meeting rooms, conference space and an on-site gym.
The park goes above and beyond by offering concierge support. Day to-day activities include dry cleaning and car valeting to travel coordination, a shuttle bus service and administrative support. This is in addition to maintenance support, which includes electrical works, ICT, architectural services, furniture provision and general on-site duties.
Most of the scientific accommodation at Discovery Park was developed in 2000 and, as such, is state of the art; specified to the highest standards and designed to offer a vibrant and enterprising working backdrop.
The facilities can fully support chemical, pharmaceutical and analytical research and feature laboratories, support services and dedicated write-up areas.
Shared Lab Space
The Shared Lab space offers advanced equipment and space at an affordable cost. Existing tenants and small to medium-sized science companies can use the space and have access to support from a team of scientists that specialise in analytics.
The park is home to premium office spaces that are contemporary, light filled, air-conditioned and impeccably presented. Offices can accommodate two to 2,000 people in open plan or traditional office environments.
With informal breakout areas, meeting rooms and shared support facilities, Discovery Park can create a bespoke space to suit specific business needs.
Start Up Zone
The zone provides affordable office workspace – from simple desk space, to a bank of desks and even one and two person offices. With free Wi-Fi, shared breakout areas and print service facilities, it’s a great space to suit any business need.
Discovery Park’s warehouse accommodation is diverse and ranges from practical and functional storage solutions through to automated high-bay warehousing facilities, with extensive capacity and specialist loading and dispatch areas.
The park’s niche manufacturing facilities offer specialist resources that can be adapted to meet the requirements of a range of sectors including life science, pharmaceutical and general science and technology industries.
Perfectly situated in well-connected East Kent and just a short distance from London, Discovery Park is recognised for its accessible location. The site is strategically placed between the capital and Western Europe.
Discovery Park also benefits from a strong network of transportation links including Dover Port, the Channel Tunnel and excellent rail and road connections. A high-speed rail service means it takes even less time to travel to and from the capital. East Kent has established itself as home to some of Britain’s most innovative businesses as well as three reputable universities. The area has been successful in securing funding to accelerate growth in the region.
Meeting, Conference and Event Facilities
Discovery Park is home to Discovery Event Centre, a hub of unique event spaces that can cater for two-1000 guests. Businesses can choose from a range of beautifully designed meeting suites or the grand atrium space. The park can cater for a range of events, including boardroom meetings, networking events, awards evenings, exhibitions, seminars, conferences and training days. The site also offers event, conferencing and hospitality solutions from flexible space, freshly prepared catering and room set-up options, to equipment and furniture hire.
