Colworth Park has been a leading R&D location for more than 60 years, and is unrivalled in the success of commercialising that research into global brands and innovative products.
Centred around the original 18th Century, Grade II* Listed Colworth House, Colworth Park is set in 91 acres of rolling parkland on the edge of the village of Sharnbrook in Bedfordshire, and is home to a wide range enterprises, from start-ups to global corporations, focusing on food, health, medical devices, antibodies, sustainability, life sciences, green energy, planning and other sectors. Colworth provides a highly supportive campus culture where networking and collaboration between organisations is the norm.
Colworth is just a few minutes north of Bedford, and benefits from a wide range of amenities including a sports and social club, 9-hole golf course, squash and tennis courts, football and cricket pitches and onsite gymnasium.
Situated between Oxford and Cambridge, Colworth Park comprises approximately 554,000 square feet of laboratory, office and ancillary space, where academia, SMEs and other life science companies come together to drive technology transfer and accelerate the commercialisation of R&D. The Exchange building is a new purpose built state-of-the-art business centre. It provides 25,000 sq feet of flexible accommodation capable of delivering cost effective, bespoke office and laboratory solutions tailored to tenants needs. Sizes up to 6,000 sq feet can be accommodated with existing offices ranging from 190 sq. feet to 3,500 sq feet and existing laboratories range from 370 to 1150 sq feet.
The Exchange building is also a leading meeting and conference venue capable of hosting meetings from 2 people to conferences for up to 250 delegates. It is the perfect location for board meetings, team briefings, product launches, sales seminars, training courses and client meetings.
Java Café is a large café/restaurant located in the Exchange. Open from 08.00 – 15.30hrs Monday to Friday offering breakfast, lunch and a wide range of catering services from tea and coffee to fine dining.
Colworth House is an 18th century mansion. Fully refurbished, with an excellent mix of open plan space for either individual occupation or combinations. The House offers bespoke office space we can tailor for your business needs and offered on flexible lease packages.

Colworth House also provides a shared office space, perfect for start-up businesses, or just those who don’t want or need a conventional office.
